No. We acquire land directly from owners. If your property is already listed with a broker, we will respect that relationship and work through them. If it isn't, no agent is required and no commission is paid by either side.



Will a smart town hurt my community?

How long does the process take?


We typically respond within one business day of receiving your inquiry. If your property appears to be a fit, due diligence generally takes 30–60 days. Closing timelines vary by property, but we communicate clearly, move efficiently, and do what we say we'll do. 



My land is outside your listed markets. Is it still worth contacting you?


Absolutely. While we focus on specific markets, exceptional infrastructure opportunities can exist anywhere. If your property has strong access to power, water, transportation, or other strategic advantages, we'd be happy to evaluate it.


What does BIP do with the land?
